That's because "Hollywood" covers more than one housing market wearing the same name. Buyers and sellers in one part of town are living through a market that clears fast. A few miles away, under the same city name, homes are sitting for months.

The twelve weeks ending August 23, 2026, made that split impossible to ignore.

In one part of Hollywood, it would take about 8.8 months to sell through everything currently listed there at today's pace. The typical home that does go under contract needs a median of roughly 100 days to get there, not to close, just to reach a signed contract.

A few miles away, under the same Hollywood address, it's a different story entirely. It would take about 2.9 months to clear that same shelf. Homes there reach a signed contract in a median of roughly 40 days.

The waiting shows up in who holds the leverage at the closing table. In the slower Hollywood market, sellers are settling for about 96% of their asking price, on average. In the faster one, sellers are averaging their full asking price, 100% of list.

Demand didn't pick a side. Homes sold rose about 23% year over year in the slower Hollywood market and about 25% in the faster one. More buyers are closing deals in both places. The difference isn't whether people want in. It's how long the shelf takes to clear once they do.

Across the entire Hollywood territory, 784 homes sold this period. The rise in demand is real, and it shows up almost everywhere. What varies, market by market, is how fast that demand turns into a closed sale.

For a buyer, that gap is the whole story. In the slower market, there's room to negotiate, more days to think it over, more sellers competing for attention. In the faster one, hesitation costs you the house. A showing on Saturday can turn into a signed contract by Monday, at close to full price.

If you're a seller weighing how to price, this is the number that should shape your strategy, not the name on the street sign. A seller in the slower Hollywood market who prices to compete, rather than prices to test the market, is the one who avoids sitting through a hundred-day wait. A seller in the faster market can hold firmer on price and still expect a quick, clean close.

For a buyer, the read is just as clear. Hunting in the slower Hollywood market, you have room to ask for concessions and time to compare options before committing. Hunting in the faster one, come prepared to move quickly and near full price, because the data says that's what's closing deals there right now.

What's worth watching next is whether that gap holds or narrows. A shrinking pipeline of new listings in the slower market, or a burst of fresh inventory in the faster one, would be the first sign the two are converging toward the same pace. Until then, Hollywood isn't one market. It's at least two, and the address on the sign won't tell you which one you're standing in.
