Separately, the median days on market came in at 65 days. So the air-conditioned homes in this comparison weren't just beating the no-AC homes, they were selling well above the market's own center on price alone.

Here's where I have to be straight with you: I can't tell you why the gap is this wide, and I won't pretend to. What I can tell you is what the numbers show, and what they show is stark.

Now let's score this the way a buyer or seller actually would.

On price, air conditioning wins outright. $1,062,500 versus $390,000 isn't close.

On what it signals to a buyer walking through the door, air conditioning reads as a finished, move-in-ready home. No air conditioning reads as a project, and buyers price projects like projects.

On negotiating leverage, a seller without air conditioning is negotiating from behind before a single showing happens. A seller with it is negotiating from the number, not around a missing system.

On resale math, a home without air conditioning is competing against homes selling at nearly triple the price. That's not a fair fight in this market.

I'll also tell you what the data does not settle. This is not a claim about square footage, lot size, renovation level, or location within the city. Homes without air conditioning may differ from air-conditioned homes in other ways I can't isolate from this comparison. What I can say is that across 190 sales this period, this feature carried one of the widest price splits I've seen in this dataset.

A buyer walking a home without air conditioning in South Florida heat is doing math in their head whether you want them to or not.

If you're a buyer working with a tight budget in Fort Lauderdale, a home without air conditioning isn't automatically a bad move. It's a different kind of move. You're buying at a lower entry point with a known cost ahead of you, and you should treat that cost as part of your offer, not an afterthought after closing.
