Ask anyone who's bought or sold in Deerfield Beach lately and you'll hear the same thing: this market moves fast. Multiple offers, quick closings, no time to think. That reputation isn't wrong, exactly. It's just out of date.
Here's what the data actually says. Across the territory, for the twelve weeks ending August 30, 2026, homes sold in a median of 70 days. A year earlier, that same measure sat at 59.5 days. That's a real, statistically significant slowdown, not noise in the numbers.

It's not just a top-line shift, either. Break it down by market and the story holds. In the ZIP covering the northern part of Deerfield Beach, days on market ran 44 this period. In the ZIP covering the rest of Deerfield Beach, the same measure ran 78 days. Two very different paces sitting inside what most people think of as one market.
That gap matters if you're planning around "how fast will this sell." One side of town is still moving close to what people remember. The other is not, and treating them as interchangeable is how sellers end up frustrated three weeks into a listing they expected to be gone in one.
The slowdown hasn't scared buyers off the closing table. Homes sold rose to 310 this period, up from 256 a year earlier. People are still buying. They're just not racing to decide.
Pricing tells a related story. Median sold price across the territory landed at $286,950 this period, though the year-over-year move on that figure wasn't statistically meaningful, so I won't pretend it tells you where values are headed. What is meaningful: sale-to-list ratio rose to 95.3% this period, up from 94.7% a year earlier. Sellers are giving up a little less at the negotiating table than they were twelve months ago, even while homes sit longer. Slower doesn't mean weaker.
What does this mean if you're on either side of a transaction right now? If you're selling, especially in the slower-moving part of Deerfield Beach, price for a market that takes longer to clear, not the one from a year ago. Build in the extra weeks mentally before you list, so 60 days in doesn't feel like a red flag. If you're buying, you have room you didn't have last summer: more time to think, more room to negotiate, less pressure to waive contingencies you're not comfortable waiving.
What I'll be watching over the next reporting period is whether that 70-day median keeps climbing or holds where it is. A market that stabilizes at a slower pace is a different story than one still decelerating. Either way, the days of assuming every Deerfield Beach listing moves at last year's speed are over, at least for now.
