Everyone Says Fort Lauderdale Homes Are Sitting Longer. The Numbers Say Otherwise.

Over the twelve weeks ending August 30, 2026, the median days on market across Fort Lauderdale actually fell to 67 days, down from 69 days a year earlier, according to MLS sold data.

Talk to enough buyers and agents around Fort Lauderdale right now and you'll hear the same line: things have slowed to a crawl. Fewer showings, quieter open houses, a general sense that urgency left the building.

Here's what the data actually says. Across the twelve weeks ending August 30, 2026, the median time it took a home to go from listed to under contract fell to 67 days, compared with 69 days over the same window a year earlier. That's a small move, but it's the opposite direction of the story everyone's telling themselves.

It gets more interesting when you look at how sellers are doing once a buyer shows up. Sale-to-list ratio, the share of asking price a home actually sells for, rose to 96.4% this period, up from 95.9% a year earlier. Homes aren't just going under contract a touch faster. Sellers are giving up less to get there.

That combination doesn't fit the plunging-inventory, plunging-demand narrative that's been dominating headlines. If buyers had genuinely pulled back, you'd expect longer waits and bigger price concessions. Instead you're seeing the opposite on both counts.

Zoom into individual markets and the picture gets more textured. In Fort Lauderdale near the Galt Mile area, homes sold jumped 14% year over year, the lone gainer while every other market in the territory saw sales counts fall.

In Fort Lauderdale's inland corridor near Franklin Park, the median sale price actually slipped year over year even as prices climbed everywhere else in the territory.

That's not one uniform market moving together. It's several distinct markets, some behaving nothing like their neighbors.

There's also real spread in how long homes sit before going under contract. In the Sailboat Bend and Melrose Park corridor of Fort Lauderdale, the median time to pending runs 50 days. In the northern inland corridor, it's 31 days. Same city, same twelve-week window, two very different waiting periods depending on where you're standing.

What does this mean if you're deciding what to do next? If you're thinking about listing, the "nobody's buying" story you've been hearing shouldn't scare you off. Homes are moving at least as fast as they were a year ago, and sellers are keeping more of their asking price than they were then. Price it to the market you're actually in, not the one the headlines describe.

If you're buying, don't assume you've got all the leverage the slowdown narrative implies. A rising sale-to-list ratio means sellers are conceding less, not more, than they were twelve months ago.

What I'll be watching next: whether that 67-day median keeps drifting down or whether this window was a blip. One period of improvement is a data point, not a trend. But it's a data point worth knowing before you make a decision based on a story that isn't holding up.
