What I can tell you is that in this market, right now, homes without it are landing at roughly half the price of homes with it.

So who does this matter to?

If you own a home in Pompano Beach without central air and you're thinking about selling, this is worth a real conversation before you list. Not because I'm telling you to install a system you can't recover the cost of, but because pricing your home like its air-conditioned twin is going to lead to a longer sit and a harder negotiation. Know where you stand before a buyer tells you.

If you're a buyer working a budget in this market, a home without air conditioning isn't automatically a bad buy. It might be the one lever you have to get into a neighborhood at a price that works, if you're comfortable with the tradeoff and the cost of retrofitting.
